Office Improvement
The spatial program provided includes: an open office for 14 employees, private offices for 4 managers, a breakroom/kitchenette, storage, janitor closet, a reception, & waiting area.
To address this, we created a drop-down plenum space with a built-up TPO over 1/2" sheathing ply affixed to an array of 2x12 TJI at 16" on center. Our design solution also provided an aesthetically pleasing blanket (ceiling) to hide the existing chaotic building systems, which include: The fire sprinkler systems, plumbing lines, mechanical systems, raceway & security systems
